There are a number of schemes around for unoccupied property insurance but most are expensive and inflexible. We can offer a policy that suits the changing needs of a landlord with the option to have either restricted perils at a discounted rate or the wider protection of full perils. Many people have properties that, for a variety of reasons, are unoccupied. Insurance policies normally allow up to 30 consecutive days for this before they change the terms of the cover or even instigate cancellation of the policy.
In 2007 a report suggested there were over 800,000 empty properties in the UK. Given the current recession this is likely to be even higher now. Discounting a certain number of these that are uninsurable, owned by council or housing associations or simply by owners not wishing to insure, still leaves a considerable number.
Apart from arranging insurance for properties that are already vacant, we are happy to quote and arrange insurance for ones that become empty. Many brokers have neither the understanding or markets to do this and we see a high number of enquiries from people who have simply been told their cover has been reduced or cancelled and no alternative is offered.
Worryingly though, too many people do not realise they MUST tell their insurer if their property is empty and find they are not covered when a claim occurs.
We have several insurers we work with that offer different levels of cover with varying terms and we aim to get the most suitable proposition for the client, depending on their situation – not just at that moment but based on their future needs as well.
